There’s something magical about the way the light plays across the sky, and those crisp early mornings are absolutely superb. After travelling to approximately 40 countries over as many years, I can confidently say Brisbane ranks among the world’s best for lifestyle; and moments like this high tide at Sandgate remind me exactly why.

Onto the latest with the housing market::

Australia’s housing market up swing is rolling into winter with modest but broad based gains. Cotality’s Home Value Index has now risen for three consecutive months: a 0.4% lift in March, followed by 0.3% in April, pushing the national median to a fresh record high.

Over the three months to May the index is 0.7% higher overall, with the combined capitals up 0.5 % while regional markets out-performed at 1.4% Momentum is being driven by tight listing numbers, steady population growth and the first hints of relief on interest rates, with lower-priced homes and the outer suburban belts showing the strongest demand.


Key take aways:

> National dwelling values have notched up three straight monthly gains, reversing last year’s brief pull back
> Quarterly growth sits at +0.7%, led by regional Australia +1.4% while the capitals collectively rose +0.5%
> Every capital city posted a rise in April, underscoring the breadth of the recovery
> Demand is strongest in the lower price tiers as first home buyers and investors target more affordable stock
> Stock on market remains below average, amplifying competition and supporting prices
> Early June auction numbers suggest buyer confidence is holding firm ahead of the King’s Birthday long weekend

These figures point to a market that is edging higher rather than booming, but the combination of low listings and tentative rate cut expectations means momentum is likely to remain positive through the middle of 2025.
