Within Brisbane’s Property market, agents are seeing a definite buyer fatigue  spread from property to property that is starting to change the way properties are being sold. One agent, Robyn Hoare commented earlier this week saying “People are so tired of doing their due diligence for each auction and competing…”. This fatigue follows the drought in homes being sold in Brisbane’s market. Despite a clearance rate of above 70% during this March, there have been lesser and lesser bidders attending the auctions and partaking in conventional buying strategies.

Buyers are now opting for new tactics to avoid the hassle of due diligence and competing against 20 other buyers by snatching up properties before they have a chance to go to auction. Not only are these buyers getting in and getting the properties first off, they are paying well for it too. Delighted owners are seeing soaring offers that not even the richest could refuse with properties selling within days of entering the market at record breaking speeds.

One property to feature this delightful outcome is 11 Abercrombie Street, selling for a massive $2.5 million dollars. This 300 sqm block was due to appear at auction on April 6. again this comes down to land and its value. Land in this market is increasingly precious and sought-after leading vendors and agents alike to take this risk-averse approach to property buying. The best properties are hunted by ravenous buyers in this steadfast rat race.

 

 

Even riverside properties are getting attention despite the flood affected areas of brisbane. Buyers know that once the water recedes, properties will be worth more and more hence the attraction of buying these properties now and not missing out. Properties such as 622 Pacific Parade which sold for 5.3 million dollars, (equating to approximately $14,000 per sqm) are setting the standards for today’s beachfront beauties.
